Sizing a mini-split for a Washtenaw County home is a local calculation because the climate is a working load, not background noise. 166 severe weather events were recorded in Washtenaw County, Michigan between 2015 and 2024. At that rate, severe weather is a standing condition every system here runs against, and a contractor who ignores it when selecting equipment and specifying the install will leave a homeowner with a unit that struggles under exactly the stress it will face most often. Placement, line-set routing, and capacity all get decided at installation, and those decisions are much harder to undo later.

Unfinished basement with concrete block walls, a bare concrete floor, exposed wood floor joists, and insulated metal ductwork running along the ceiling, with two cardboard boxes and a coiled gray flexible hose on the floor.

Electrical panels in houses this old were sized for the loads of their era, and a mini-split draws differently from what those panels were set up to handle. Half the homes in Washtenaw County, Michigan were built in 1978 or earlier (2020-2024 ACS 5-year). That gap between when the house was wired and what a new unit requires is where a contractor's site visit earns its keep: the panel gets checked before anything else is priced, because an undersized service turns a straightforward install into an upgrade job with a different bill.

The Parts of a Mini-split System and What Gets Installed

Isometric line illustration of a cutaway house with two rooms, each with a wall-mounted indoor air conditioning unit connected by lines to an outdoor condenser unit on the ground outside.

The indoor air handler mounts high on a wall inside the room and is the piece a homeowner sees every day. It draws in room air, conditions it, and pushes it back out. Outside, the condenser unit sits on a pad or bracket against the exterior wall and houses the compressor and the fan that reject heat to the outside air.

A refrigerant line set runs between the two units through a small opening in the wall, carrying the refrigerant that makes the exchange possible. A condensate drain line runs from the indoor unit to carry away moisture, and a dedicated electrical circuit feeds the outdoor unit directly.

The drawing shows a typical layout, and a licensed contractor determines exactly how each piece is positioned and routed for your specific home.
